Relocation & New Establishments


Our main service is to represent the tenant in connection with its relocation and new establishment on the local rental market. In our role as tenant advisors, we assist the tenant with anything from needs assessments and the preparing of local programmes to evaluation and negotiation. Using the services of professional advisors will increase the chances of drafting a commercially and financially favourable rental agreement where the premises are adapted to the needs of the business. Our experience and long presence on the market create the best possible conditions for the tenant.

Rent Negotiations


The negotiation of the rental agreement is an important part of relocation or a new establishment. When the tenant is bound by a rental agreement for several years it is of great importance to negotiate the best possible conditions for your business.

Thanks to daily contacts with the market, we know the underlying factors of most newly signed agreements. This includes the marketable level of rental and rent rebates, how different rental options shall be priced, which tenant improvements shall be included in the rent and the period of the agreement.

Renegotiations


In addition to negotiations of new rental agreements we also assist tenants when renegotiating existing contracts. At the end of the contract period you, as the tenant, are entitled to terminate the existing contract in order to amend the conditions. Perhaps you no longer think that the basic rent is set at the market rate.
When renegotiating we assist the tenant with amendments to the rental agreement to suit the current situation and the wishes of the business. We review the existing terms and conditions and, based on our knowledge of the market and our experience, we can decide what conditions there are for renegotiation.

Disposal

Perhaps the business does not suit the existing premises or the premises and the location are otherwise not consistent with the company profile. We represent tenants in relation to the disposal of excess and unwanted areas.
