Residential transaction volume totalled SEK 9.6 billion in Q3 2026, an increase of 27% year on year. This represented approximately 38% of total investment volume across all sectors, making residential the largest sector in the quarter. The number of transactions rose 93% on Q3 2025 year-on-year, pointing to broad activity. Over the first three quarters, residential volume has almost matched the full-year total for 2025.

  • The quarter’s largest residential deal was Bonava’s sale of approximately 500 rental apartments to Slättö for c. SEK 1.3 billion. The project, Norrbodahöjden in Upplands-Bro, is located north of Stockholm. Construction is due to start in autumn 2026, subject to planning approval.
  • Folksam, through KPA Pension, acquired Björlanda Park, a 255-apartment rental project on Hisingen in Gothenburg, from K-Fastigheter and Alhem for approximately SEK 793 million. The deal extends Folksam’s recent expansion in residential, following the acquisition of around 2,500 apartments in the second quarter.
  • Sveafastigheter sold two rental development projects in the Stockholm region to Acer Bostad for approximately SEK 727 million. The projects total around 208 apartments, with completion expected between late 2027 and late 2028.
