The transaction volume in the Swedish industrial and logistics sector reached approximately SEK 5.4 billion in Q3 2026, around 21% of total investment across all sectors. This made it the second-largest sector in the quarter, after residential. Investment volume fell 47% year-on-year, despite a 56% increase in the number of transactions. Smaller deal sizes and a 10 bps rise in prime yields across the majority of submarkets point to a more cautious quarter. Still, over the first three quarters, volume is 56% higher than in the same period last year, supported by a strong first half of 2026. Looking ahead, conditions point to continued activity through the rest of the year, with continued demand from both lenders and investors.
Some of the most notable transactions in the third quarter of 2026 include:
- Logistea acquired a fully let terminal in Spånga, Stockholm, from DSV for approximately SEK 950 million in a sale and leaseback. The 54,000 sq m property is let to DSV on a triple-net lease with seven years remaining, representing Logistea’s first acquisition in Stockholm.
- Genova acquired a portfolio of eight properties in the Stockholm region from Landia and Landera for approximately SEK 673 million. The portfolio comprises around 19,000 sq m, fully let on leases averaging seven years, and lies close to Genova’s existing holdings.
- Storebrand acquired two modern logistics properties in Gothenburg and Norrköping for Nordic Real Estate Fund II, totalling around 36,600 sq m. Both are fully let to established tenants on long leases, and the Gothenburg site includes a development plot for future expansion.
These transactions highlight continued appetite for well-located logistics assets with stable, long-let income.
